Freeze-thaw frost heave is a seasonal foundation stressor that Cincinnati's climate produces reliably, since the region cycles above and below freezing many times each winter rather than staying frozen. The mechanism is simple physics: water expands roughly 9 percent when it freezes, so saturated soil swells as it freezes and lifts anything resting in or on it. Shallow elements are most affected, exterior steps and stoops, garage and driveway slabs, sidewalks, patios, and footings that do not extend below the frost line (in this region roughly 30 to 36 inches deep). When the ground thaws, those elements settle back down, but rarely perfectly evenly, so over many winters you get cumulative heaving, tilting steps, cracked and uneven slabs, and stressed shallow footings. Deep foundations below the frost line are largely immune to direct frost heave, which is one reason properly designed full basements fare better than shallow slab elements. Two things make freeze-thaw worse: water and poor drainage. The more water saturates the soil near a footing or slab, the more ice forms and the more it heaves, so downspouts discharging at the foundation, grades that pond water, and missing drainage all amplify the damage. The defenses are the same ones that protect against the rest of Cincinnati's foundation problems: get water away from the foundation with downspout extensions and proper grading, and where shallow elements have already heaved or settled, leveling (for slabs and steps) or helical piers (to carry a heaved shallow footing down below the frost line to stable strata) are the engineered fixes. We assess whether a frost-affected element just needs leveling or needs deeper support.
